Geothermal systems are an environmentally friendly alternative to the traditional boiler and cooling tower systems that usually regulate the environment in a commercial building. Geothermal systems are a heat pump system that draws the geothermal energy from the ground and uses it to heat the building in the winter. Conversely, the geothermal system uses the ground as a heat sink when drawing heat out of the building to cool it down in the summer. Because the area below the frost line, where the system operates, stays at a stable temperature of approximately 50 degrees Fahrenheit, it provides the ideal environment for both heating and cooling regardless of the weather above ground. However, the system still needs regular maintenance if you want it to work properly.
Out of Sight, Out of Mind
Two of the major benefits of a geothermal system are that it is quiet and it doesn’t take up as much space as a traditional system. This is because the majority of the system is tucked away underground. However, that also makes it super easy to forget about it, but it is absolutely vital that you remember to perform regular maintenance on your system. Performing regular checks and maintenance at least twice a year will keep the whole system performing efficiently and hopefully prevent any malfunctions.
Although the source of the heat that the system pulls from and the way the system expels heat from the building are different than traditional systems, the air handler and blower used to circulate the conditioned air are very similar. The motors still need regular cleaning, lubrication, and tune-ups, just like in a traditional system. The ventilation system as a whole should also have routine maintenance.
The Ground Loops
The ground loops are what the geothermal system uses to draw or deposit thermal energy, and these also need regular attention. Occasionally they may need a chemical flush to keep them clean. You should also perform regular inspections of them to ensure that the antifreeze solution isn’t leaking out of the loops anywhere. With regular, appropriate maintenance you can get 50 years of use out of geothermal loops, so remember to keep up with these checks.
